How do I know if my foundation actually needs repair?
Stair-step or widening cracks, doors and windows that stick, sloping floors, and walls that bow inward are the usual signs. Hairline shrinkage cracks are often cosmetic. A free assessment tells you which you have, and what, if anything, to do about it.
What does foundation repair cost?
It depends entirely on the cause and the fix: a crack repair is a very different job from underpinning. We give you a written, fixed quote after seeing it in person, with options where they exist.
Do you handle engineering and permits?
Underpinning, structural reinforcement and new foundations usually need engineered drawings and a municipal permit. We walk you through what's required and coordinate it as part of the job.
How long does underpinning or basement lowering take?
Most residential projects run several weeks depending on the size of the basement and the soil. You'll get a schedule with your quote and updates throughout.
Is the work warrantied?
Yes. Every job comes with a written warranty and documentation you can hand to the next owner of the home.
